<p>Studio Legale Metta’s role in the Italian property purchase is to safeguard the client’s best interests. <p>The first step taken by the firm is to contact the client directly to understand his or her particular case circumstances and needs. Then, based on the client’s input, the international team develops applicable legal scenarios and opportunities, recommending customized courses of action. </p>

<p>Specifically, the firm will check the consistency between what is being offered for purchase and what is listed on the public real estate records and / or planning permissions. The vendor’s ownership right and official right to sell is confirmed, as well as if there are any outstanding mortgages, liens or third party rights on the property. Once everything is cleared, the firm then guides the client in moving through the negotiations, contracts and payments. Throughout the process the firm continually checks and confirms that the required steps are being accomplished and obligations fulfilled by all involved parties.</p>

<p>For clients purchasing Italian property, Studio Legale Metta has developed a Comprehensive Conveyance Package which groups together the standard legal activities necessary to complete an Italian property purchase. A flat fee has been established which covers all the services included in this package. The flat fee for the Comprehensive Conveyance Package is typically 1% of the purchase price with a minimum of €1,500. All fees are clearly communicated to the client in writing prior to the commencement of any work.</p>

<br />Our fees are normally equivalent to 1% of the value of the property.
